Phase I

Our expertise extends to preparing comprehensive bid documents, securing qualified trade contractors, and ensuring all scope of work is clearly defined. With a focus on constructability and value engineering, we help streamline the entire planning and preconstruction process to deliver a seamless transition into the construction phase.
Phase II
Construction and Management Services
At Aracon Homes, our comprehensive approach to construction ensures that every project is executed with precision, efficiency, and quality. During the Construction Phase, we manage all aspects of the build, from coordination with contractors and consultants to overseeing the day-to-day operations on-site.
General Services: We lead regular project meetings with the Owner, Consultant team, and Trade Contractors to ensure seamless communication. Our team administers all aspects of the project, including facilitating questions, issuing instructions, and resolving any issues that arise. We act as the primary point of contact for all stakeholders and ensure the project proceeds smoothly, on time, and within budget.
Project Control & Scheduling: Our experts create and maintain a detailed project schedule, coordinating with all Trade Contractors to ensure alignment with project goals. We monitor progress closely, assessing performance and recommending necessary adjustments to stay on track for timely completion.
Cost Control & Accounting: We maintain a rigorous cost control system, providing the Owner with accurate cash flow forecasts and identifying discrepancies between actual costs and budget. Our team collaborates with contractors to optimize spending and ensure financial efficiency throughout the construction process.
Change Management: We manage and process any changes in work scope, ensuring the Owner and Consultant are fully informed. Our team facilitates smooth adjustments, prepares change orders, and ensures that all modifications are implemented correctly and efficiently.
Quality Assurance & Safety: We oversee quality control and health & safety protocols, ensuring all work meets the highest standards and adheres to safety regulations. Our team works to prevent issues before they arise, ensuring the work is done right the first time.
Handover & Close-Out: Upon completion, we assist the Owner in the final stages of the project, from testing and commissioning to the handover of keys and warranties. Our goal is to ensure a smooth transition and that the project is ready for occupancy with all final inspections and documentation in order.
Phase III
Post-Construction and
Warranty
In the final phase of the project, Aracon Homes ensures a seamless transition from construction to occupancy. We lead project meetings to review the completion status, finalize the Construction Cost report, and ensure all aspects of the project are documented. Our team works closely with the Owner to conduct a thorough post-construction occupancy review, addressing any remaining issues or concerns. We also assist with the administration of warranties, ensuring that all contractual obligations are met and that the property is ready for a smooth handover. Our focus in Phase 3 is to provide ongoing support, ensuring the Owner is fully satisfied and all project requirements are fulfilled before finalizing the project.
